SB146 This broad bill will undermine future planning, zoning, and subdivision regulations by limiting them to “compelling governmental interest” which must be identified and defended. Subdivision regulations and Citizen Initiated Zoning Districts, among other property use restrictions, would be limited to those demonstrably necessary and narrowly tailored to fulfill a compelling governmental interest. The door opens for unmanaged development on private land.

SB174 This bill categorizes recreational vehicle and mobile home parks as Building for Lease or Rent (BLR), removing requirements for subdivision regulation review as long as the RV or Mobile Home Park pays state taxes and is approved by the Sanitarian. Imagine a mobile home park on the Madison River at a pronghorn crossing. It could happen.
